Booking Terms and Conditions

  1. We Villas Barbados act only as an agent in respect of all bookings we take and/or make on your behalf. We accept no liability in relation to any contract you enter into or for any services or arrangements you purchase (“arrangements”) or for the acts or omissions of any supplier(s) or other person(s) or party(ies) connected with any arrangements. For all arrangements, your contract will be with the supplier of the arrangements.
  2. The terms and conditions of the supplier(s) of your confirmed arrangements will apply to your booking. These terms and conditions may limit and/or exclude the supplier's liability to you. Copies of these conditions are available on request from us. Unless stated otherwise the following terms will also apply when making a booking. To make a booking, a deposit of between 25% and 50% (depending on the time of year and arrangements booked) is required. Subject to the availability of chosen arrangements your booking will be confirmed when a confirmation invoice is issued. Please check your confirmation carefully and immediately notify us of any inaccurate or incomplete information. The balance of your arrangements will be due 10 weeks prior to the commencement of your arrangements. This date will be shown on your confirmation. If booking within 10 weeks of the commencement of your chosen arrangements the full cost of the arrangements will be due at the time of booking. If any payment is not received by the due date, the supplier concerned may treat your booking as cancelled and cancellation charges may apply.
  3. Except where otherwise advised or stated in the booking conditions of the supplier concerned, all monies you pay to us for arrangements will be held on behalf of the supplier(s) concerned.
  4. If you need to cancel or amend a confirmed booking, cancellation/amendment charges will generally be payable. The amount of such charges varies according to the time your notice of cancellation is received by the supplier concerned.

  6. The suppliers we feature reserve the right to amend advertised prices at any time and correct errors in both advertised and confirmed prices.
  7. If you require us to make an amendment to your booking on your behalf then we are entitled to charge you $100.00 for each amendment made in addition to any charges which may be payable to the supplier concerned.
  8. You are strongly recommended to take out personal travel insurance for all members of your party. Some suppliers require that you do so. It is your responsibility to ensure that the insurance you purchase is adequate and appropriate for your particular needs although we strongly recommend that as a minimum you take out insurance which should include cover against the cost of cancellation by you, cancellation or curtailment in the event of “Force Majeure” and assistance (including repatriation) in the event of accident or illness. Please read your policy details on receipt and take them with you on holiday.
  9. You should contact the onsite Manager 24 hours prior to your arrival with an estimated time of arrival. You will find the contact telephone number on your check in details, and these will be sent to you when your balance is paid along with directions and instructions regarding arrival at the property. You should contact the onsite Manager if your arrival is likely to be delayed.
  10. Most of our properties we feature are stocked with an initial supply of sundry items. These items include toilet tissue, bath soap, dish washing liquid etc. Guests are responsible for further supplies of these items if needed during their stay. Cleaning supplies are included. On request, we can arrange with the supplier concerned to pre-stock your property with groceries. Please let us know what you require in advance. Any such supplies are payable locally to the on site manager.
  11. Arrival at your rental property may take place after 16.00hrs and the property must be vacated before 11.00 hrs on the morning of departure. During the summer months early check-ins/ late checkouts may arranged upon request and subject to availability.
  12. The suppliers of your arrangements cannot be responsible for any loss of valuables or property during your stay or left behind after departure.
  13. The suppliers concerned or their agents may visit your rental property to inspect the property or carry out any necessary repairs or maintenance during the course of your stay. Where possible the timings will be notified to you in advance.
  14. The number of persons occupying your rental property must not exceed the number on your confirmation unless you obtain prior approval of the supplier concerned in writing.
  15. Pets, with the exception of Guide dogs, are not permitted at the properties we feature.
  16. A credit card authorisation or security deposit of $2,000 may be requested by or on behalf of the supplier and payable prior to your arrival. Any deposit will be returned at the end of your arrangements providing the premises have been left in the same condition as which they were found, save for reasonable wear and tear.
  17. The supplier concerned reserves the right to charge or retain either all or part of the security deposit as payment against any actual or estimated losses. In any event you accept responsibility for any damage or loss caused by you or any member of your party. Full payment for any such damage or loss (reasonably estimated if not precisely known) must be made direct to the accommodation owner or manager or other supplier as soon as possible. If the actual cost of the loss or damage exceeds $2,000 and/or the amount paid where estimated, you must pay the difference once known. If the actual cost is less than the amount paid, the difference will be refunded. You should ensure you have appropriate travel insurance to protect you if this situation arises.
  18. You should at all times have consideration for other people. If in the accommodation owner or manager or other supplier’s opinion, you or any member of your party behaves in such a way as to cause or be likely to cause danger, upset or distress to any third party or damage to property, the supplier concerned will be entitled, without prior notice, to terminate your arrangements. In this situation, you and your party will be required to leave the accommodation or other service and the supplier concerned will have no further responsibility to you including making any alternative accommodation or travel arrangements. No refunds will be made and the supplier will not pay any expenses or costs incurred as a result of the termination.
  19. Any complaints about your arrangements should be notified to the supplier concerned or onsite Manager immediately to give them the opportunity to rectify matters.
  20. If you have any complaints concerning any services we provide, you must inform us straight away to our reservations centre 9am-8pm Monday-Friday or 10am-5pm on Saturdays or in writing and in any event within 28 days of the end of any arrangements booked through us.. We regret we cannot accept any liability if we are not so notified. Our maximum liability to you if we are found to have been at fault in relation to any service we provide (as opposed to any service provided by any third party such as a property owner for whom we are not responsible) is limited to the commission we have earned or are due to earn in relation to the booking in question. We do not exclude or limit any liability for death or personal injury which arises as a result of our negligence or that our employees whilst acting in the course of their employment.
